Five questions behind every site.
Our name is the question every owner asks: what can I build? We answer it in five layers, from what the controls allow to how the project gets approved.
One question, asked five ways
What can I build on this site?
We start with the controls that apply to your land: the zone, the LEP and DCP, and overlays such as heritage or flooding. Then we test a realistic building envelope and yield, and tell you which approval pathway, DA or CDC, the site can realistically take.
What should I build to make the site work well?
A scheme that fits the controls isn’t automatically a good one. We look at orientation, landscaping, privacy and how the building meets the street, and turn them into a clear brief your architect can work from.
What can I build that works for more people?
Good development works for the people who will live in it and the people next door. We raise access, housing choice and the effect on neighbours early, when they are cheapest to get right.
What can we build across this precinct?
We look beyond the boundary: what the zoning allows next door, how the street is likely to change, and whether combining lots would change the answer.
How can competing interests be reconciled?
Approval depends on more than compliance. We anticipate what council, neighbours and other consultants will raise, and shape the application and its planning argument so the project can keep moving.
Every site starts with the same question: what can I build?
Not sure where to start? A Site Check ($600, GST inclusive) answers the first layer for your address.
