Three stages, one straight answer

Each one covers a different point in the early development process.

02 — Before you brief your architect

Pre-design planning briefs & envelope testing

→ From $1,000 incl. GST · 4–6 business days
03 — When you're ready to lodge

Statement of Environmental Effects, clause 4.6 variation requests, and a planning argument your consent authority can say yes to — lodged through the NSW Planning Portal.

The practice

The planners you'll be dealing with.

We started whatcani.build after watching too many good projects come unstuck early — not because the site was wrong, but because the planning advice turned up too late. Next year we tick over ten years of getting it in first.

Istvan Bakos
Istvan Bakos
Principal — Planning & Feasibility

Istvan runs the planning and feasibility side of the practice. He came up through architecture and urban design before moving into planning strategy, and built whatcani.build on a simple conviction: good planning advice should land before the money's spent, not after. He works directly with developers and builders on zoning strategy, feasibility, and the clause 4.6 and policy arguments that get good projects through council.

Nathan Evans
Nathan Evans
Principal — Design & Approvals

Nathan is the design-literate half of the practice — he reads plans, sections and massing fluently enough to pick up planning issues while a scheme can still be changed cheaply. He leads the pre-design and approvals work, from envelope testing through to DA and CDC lodgement, turning planning controls into briefs architects can design to and planning reports councils can approve.

What working with us looks like

"

We were three weeks from exchange on a corner site in Earlwood and needed to know whether the R3 zoning would actually carry four townhouses. The feasibility review came back in six business days: a realistic yield of three, not four, a clear read on the Canterbury-Bankstown DCP setbacks, and a DA risk profile our lender could work with. We bought at the right price because of it.

"

Our architect's first scheme for a dual occupancy in Ryde blew the 8.5-metre height control and fell short on landscaped area — and we only found out after paying for it. The pre-design brief reset the envelope against the Ryde LEP before the redesign, and the second scheme went through without a single amended plan. It saved us roughly $15,000 in abortive design fees.
